Plum Ridge Villas at Pacific Pointe

 
The Plum Ridge Villas have been developed to provide the finest in low maintenance living and comfort. For everyone's benefit, a good understanding of the town home covenants and rules will allow for the most enjoyable and carefree living environment. While only the Declaration of Covenants and Association By-Laws relating to your home should be relied on for legal purposes, the following information provides you with an overview of what you can expect for your living enjoyment as an owner in Plum Ridge.

You are automatically a member of the Plum Ridge Villas Homeowner’s Association, Inc., a Nebraska non-profit corporation, which is an association of all the property owners in Plum Ridge, and the organization which oversees the overall operation of your community. The Association is also the organization through which services will be provided. The monthly fee for the association will be $125, and includes the following services:

  • Maintenance of lawns, including normal mowing and trimming, as well as chemical treatments. As an Owner you are responsible for all trees, shrubs, or other landscaping on your lot that are not included within an easement granted to the Association.
     
  • It is your responsibility to maintain and operate your underground lawn irrigation system, including shutting the system down seasonally to prevent freezing damage. However, if you need assistance in learning how to perform the spring turn-on and fall shut-off of the system, the Association provides this service.
     
  • Snow removal for drives, front walks, stoops and front steps for each lot for snows of at least two (2”) inches.
     
  • Weekly trash removal.
     
  • Care and maintenance of the landscaping within the landscaping easements.
     
  • Exterior window washing twice a year.
     
  • Providing such other services or maintenance as may be deemed appropriate by the Board or by a two-thirds (2/3) vote of the Association.

Among those items designed to enhance the aesthetic quality of your neighborhood and provide for a pleasant architectural appear-ance are:

  • Beautiful tree-lined appearance of our streets by covenant, as well as minimum yard landscaping standards.
     
  • Consistent high-quality heavy asphalt shingles in a natural “weathered wood” color.
     
  • Indirect or controlled focus exterior lighting at all street-facing facades.
     
  • No unsightly exterior television or radio antennas, clothes lines or "outbuildings".
     
  • Beautifully landscaped community boundaries.
     
  • Generous masonry on home facades and exposed street-side foundation walls.
     
  • All homes to have tan “clad” type windows for low maintenance and consistency throughout community.
     
  • Masonry deck columns & black metallic deck railings throughout.
     
  • Rich keystone retaining walls.
     
  • Prohibition of fencing and outbuildings to preserve the natural aesthetic of the neighborhood.

For your comfort and guidance, and the comfort of your neighbors, the following policies and rules apply:

  • Each town home owner is expected to maintain and repair the exterior structures of their home, to include painting as required, repair of roofs, gutters, downspouts, walks, drives, stoops, decks and patios, as necessary. No flag poles shall be permitted on any lot.
     
  • Trash containers should be kept in good repair and stored indoors until the day of collection. All paper, boxes and other refuse must be contained in these covered containers.
     
  • Pets should be leashed at all times when outside or controlled by invisible fencing, and should be controlled so as not to disturb or annoy adjoining home owners.
     
  • Repair of vehicles, as well as parking of recreational or commercial vehicles, is not allowed in Plum Ridge Villas.
